What are the electrical requirements for the Victorian Rental Agreement?
As of March 29th 2021, landlords must have properties inspected for electrical safety every 2 years. This is in order to keep tenants safe from electrical fires and accidents caused by faulty and outdated wiring and switchboards.
Landlords – what do you need to do?
- Organise for a licensed electrician to visit the property for a full electrical safety inspection each time a new lease is signed from March 29th 2021
- OR when there is a fixed term agreement which rolls over into periodic tenancy after March 29th 2021.
- Provide the tenant with the date of the latest electrical safety check within 7 days request, in writing.
- Engage a licenced electrician to carry out any repairs which the safety check found were necessary in order to ensure the safety of the property.
- This is only for residential, not commercial, properties.
Electricians- what do you need to do?
- Conduct the safety check in accordance with section 4 of AS/NZS 3019 “Electrical installations—Periodic verification”.
- Provide the landlord with a Record of the safety check including:
- Business details, licence number of electrician or REC, and date
- Confirmation that all installations and fittings have been checked
- The results of the check, including any work required to comply with the safety of the dwelling.
Tenants – what do you need to do?
- If you are concerned about the safety of your rental property, contact your property agent or landlord and request proof of safety testing and compliance.
- Make time to allow an electrician visit your premises as soon as possible. If there are safety issues with your wiring, it’s best they are repaired as soon as possible.
